Portfolio of 12 Skilled Nursing Facilities Sold to Nevada-Based Operator

Blueprint Healthcare Real Estate Advisors has arranged the sale of 12 skilled nursing facilities in Utah, with a portfolio of 1,275 licensed beds, to a Nevada-based operator.

Blueprint did not disclose the identities of the parties involved, but shared in a March 30 press release that the firm  was initially approached “by a longstanding and valued client” to find a tenant for the portfolio of 12 skilled nursing facilities that were under contract to be acquired in Utah. In the end, Blueprint succeeded in brokering a sale to the Nevada-based buyer.

“By leveraging its network of qualified operators, Blueprint’s strategic process resulted in the identification of a Nevada-based operator who had strong interest in leasing the portfolio from the future buyer,” Blueprint said in the release, adding, “However, after further discussions with their capital partner, a very compelling bid was submitted to acquire the portfolio.”

The Utah-based owner and operator of the skilled nursing facilities was in the process of implementing a firm-wide recapitalization, the company said.

Blueprint had not replied to Skilled Nursing News’ inquiries for further details as of press time.

This is not the only recent transaction involving a dozen or more skilled nursing facilities. Also last week, real estate investment trust Ventas announced that it will take ownership of 48 assets — consisting of a mix of SNF and hospital real estate — that were collateral in the company’s $486 million mezzanine loan with Santerre Health Investors. And Heritage Operations Group is selling 22 of its 44 skilled nursing facilities in a move to strategically downsize, citing labor costs and shortages.
