Transactions & Financings: Saber Takes on 6 Facilities; Ensign Adds 2 SNFs

Senwell advises on sale of 6 facilities to Saber Healthcare

Senwell Senior Investment Advisors advised sellers on the sale of six facilities in North Carolina, made up of 691 licensed beds divided between five skilled nursing facilities and one assisted living facility, located across North Carolina.

The sellers wanted to transition the property to a buyer who could close with certainty and an operator who would “treat the residents, patients, and staff with the same respect and dignity as the owner did for the last 35 years,” according to a press release.

After receiving 16 offers, the seller chose to move forward with a partnership between Saber Healthcare, which will operate the facilities, and a publicly-traded REIT partner.

“After 35 years of serving the skilled nursing and senior living community, the owner-operator and her staff were able to give one last push to steadily increase occupancy throughout the process,” Senwell stated.

The company said that to address the changing needs of existing and future residents, it will adopt a phased approach with the financing from Ziegler, constructing a 90-unit health and wellness center to replace the existing health center on campus and adding a 71-unit independent living apartment building.

“This new building will be located on the area of the campus where the original health center was located as that building is being demolished once the residents move into the new health and wellness center,” the company stated.
