Arnie Whitman, Omega, Ziegler Lead $9M TSOLife Series A; ESI Closes Ohio SNF Deal

TSOLife completed a $9 million Series A funding round for its AI-based business intelligence platform that translates and transcribes resident interviews and converts the information into consumable data. Data dashboards can be utilized by skilled nursing staff to look for actionable trends and insights.

“TSO is the tip of the spear in gathering social insights to improve quality of life and relationships in a unique and powerful way,” said Arnie Whitman, lead investor.. “Data and AI will allow for more personalization and better social and health outcomes. Everyone talks about social determinants; TSO actually measures it!”

Whitman is a long-time investor in senior care and technology, and is executive chairman at Formation Capital and founding partner at Generator Ventures.

Omega Healthcare Investors (NYSE: OHI) and Ziegler Link-age Fund III joined the round as well.

“TSOLife improves staff efficiency not by demanding more, but by eliminating time-consuming tasks, which is a win-win for providers,” said Katie Schmitz, chief administrative officer of the Ziegler Link-age Fund III.

ESI arranges Ohio SNF sale

Evans Senior Investments arranged the sale of a 99-bed skilled nursing community in Ohio to a first-time buyer in the skilled nursing space.

The community was constructed in different phases from 1946 through 1985 and received significant renovations in 2013 and 2019. Consisting of 47 private rooms, the facility operated with an above average quality mix. The community was 70% occupied at the time of marketing, contributing to a breakeven net operating income.

Blueprint advises on 91-bed SNF sale

Blueprint advised a regional developer/owner/operator on the sale of a 91-bed skilled nursing facility located in Colorado, between Denver and Colorado Springs.

Solterra Castle Rock ownership engaged Blueprint to run a comprehensive marketing process on its dually-certified skilled nursing facility.The 1970s-era facility sits between Denver and Colorado Springs.

The facility’s operator was brought in by ownership in 2016, under a NNN lease structure.

After an out-of-state buyer made and withdrew an offer with Blueprint, the existing tenant pursued the deal by exercising their purchase option at a previously agreed upon price.

While the tenant had originally planned to assume the owner’s existing HUD loan at closing, both parties agreed to move forward with an all-cash deal.

Kauhale Health and Torey Riso announce strategic alliance

Kauhale Health formed a strategic alliance with senior housing industry veteran Torey Riso to expand its Midwest portfolio. Kauhale and Riso aim to pinpoint funding and operational alternatives through strategic collaboration and co-investments with key investors in the senior living/integrated post-acute care sector.

The collaborators aim to create long-term value for investors through traditional joint ventures and creative lease structures.

“I’m thrilled to work closely with the Kauhale team to build its platform,” said Riso. “I’ve seen this ‘movie’ before and know it’ll happen with Kauhale. When an experienced operating team focuses on residents and associates, and is fueled by the right capital, a sizable portfolio can be assembled and great things can be achieved.”

Most recently, Riso served as managing director and leader of Healthcare Real Estate at Huron Consulting Group, a global consulting firm. Founded in 2021, Kauhale Health is a Midwest-based firm which manages more than 300 standalone facilities across 20 states.

Colliers Mortgage closes $11.8M loan for SNF portfolio

Nick Skarich, Steven Marx, Corley Audorff and Josh Williams of Colliers Mortgage closed an $11.8 million bridge loan for the acquisition of three skilled nursing facilities in Texas.

The facilities, which participate under the Texas Quality Incentive Payment Program, include a total of 358 beds. The loan, arranged for an undisclosed borrower, includes $3.5 million for renovations, carries a 3-year term with two 12-month extensions and an interest only period.

Colliers is a diversified professional services and investment management company with operations in 63 countries.
