Skilled nursing developers looking for prime markets for new construction might have 3,000 reasons to consider Hilton Head, South Carolina.
That’s because Hilton Head will soon boast a Latitude Margaritaville community, featuring more than 3,000 homes for those who are at least 55 years old and want a lifestyle inspired by the iconic songs of Jimmy Buffett.
The demand for Buffett-esque retirement living appears to be intense, according to Buffett’s Margaritaville Holdings and builder/developer Minto Communities, which are partnering on the Latitude Margaritaville concept.
In February 2017, the two companies announced the first Latitude Margaritaville community, to be built in Daytona Beach, Florida. There were more than 10,000 registrants for that community in the first two weeks, and there are currently more than 70,000, Forbes reported.
There are no plans for assisted living or skilled nursing facilities to be built within that Daytona Beach community, Minto Senior Vice President William Bullock said at the time of the announcement. However, these care providers would be welcome to locate in the surrounding area, as they have successfully done near Sun City Center of Tampa, another Minto-owned retirement community, he added.
As of press time, Minto Communities had not responded to inquiries from Skilled Nursing News about potential skilled nursing company involvement in the Hilton Head development.
The Hilton Head community will be located on 2,739 acres in the city of Hardeeville, South Carolina, off Highway 278 and fewer than three miles away from Interstate 95, according to a May 25 press release. Homes are slated to start in the low-$200,000 range, and a sales center is set to open in early 2018, with model homes to be ready by the middle of next year.
The South Carolina Margaritaville will be smaller than the one in Florida, which is expected to have a $1 billion development cost and include more than 7,000 homes. However, both locations are meant to enable seniors to live the laid-back lifestyle described in Buffett’s classic tunes.
Plans for Latitude Margaritaville in Hilton Head include a resort-quality pool, fitness center, social hall, game and hobby rooms, arts and learning programs, tennis and pickleball courts. Dining options will include a “Margaritaville signature concept restaurant,” which will be part of a retail center that also includes a grocery store, specialty stores, and entertainment venues, according to the press release.
