ESI Arranges $25M Indiana SNF Sale; Tryko Partners Continues NJ Portfolio Expansion

Evans Senior Investments announced the sale of a 186-bed SNF in Indiana for $25 million or $134,000 per bed.

The facility had historically been at 85% occupancy or above, but was not profitable at the time of marketing with census dropping to 72%. It was the seller’s only skilled nursing facility.

The facility had a large number of private rooms, with all units being private or semi-private occupancy.

“This sale represented an opportunity for a regional operator to expand their presence in the state of Indiana and showcases why buyers in today’s market are paying a premium for underperforming communities,” ESI President and Founder Jason Stroiman said in the news release.

Tryko Partners Picks Up NJ SNF, AL Facilities

Tryko Partners has further expanded its presence in the state of New Jersey with the acquisition of a skilled nursing facility and a Class A assisted living and memory care community.

Seacrest Village, a 171-bed, three-story facility in Little Egg Harbor, N.J. was developed in 1985. The Terraces, a two-story assisted living and memory care community, was built in 2013.

An immediate capital improvement program is planned for Seacrest Village – which has been renamed Seacrest Rehabilitation & Healthcare Center, as well as The Terraces.

“Our investment will further modernize the facilities, helping to meet the evolving healthcare needs of area residents,” Uri Kahanow, director of acquisitions for Brick, N.J.-based Tryko, said in the news release.

“Demand for skilled nursing and assisted living in Ocean County – which has New Jersey’s largest per capita senior population, at 22.8% – remains high. The county’s strong population growth also makes this a desirable market to expand Tryko’s presence for the long term,” he added.

Tryko-owned facilities are supported by Marquis Health Consulting Services.

SLIB Sells 114-Bed SNF in Texas

Senior Living Investment Brokerage announced the sale of a 114-bed, dually-certified, skilled nursing facility in Belton, Texas.

While the price was not disclosed, SLIB said the price was “somewhere in the low to mid-$80,000 range per bed.”

The seller, a local independent owner-operator, was looking to retire from the skilled nursing industry and sold to another local owner-operator.

Blueprint Completes SNF Sale

Blueprint helped a private equity owner sell five SNFs, four located in northwest Ohio and one in southeast Columbus.

Originally acquired as part of a larger portfolio transaction, the private equity owner and their operating partner handed the facility off to a new operator as the result of “extraordinary operational challenges resulting from the pandemic,” according to Blueprint.

Blueprint received four offers and ultimately sold the portfolio to an Ohio-based regional owner-operator.
