Welltower Approaches Record in Florida, $18.7M Sale in PA

Welltower Subsidiary Pays $130M for South Florida Senior Living Facility 

Welltower Jefferson Propco TRS, a subsidiary of the Toledo, Ohio-based Welltower (NYSE: WELL), purchased the 527-bed senior living complex Stratford Court near Boca Raton, Fla., for $130 million, or $246,679 per unit.

The site spans 447,948 square feet and includes independent living, assisted living, skilled nursing, and memory care.

The deal is one of the largest prices ever paid for an assisted/senior living complex in South Florida, according to South Florida Business Journal.

Blueprint Announces $18.75M SNF Sale in Pennsylvania

Blueprint Healthcare Real Estate Advisors announced the sale of a 180-bed skilled nursing facility for $18.75 million, or about $104,000 per bed, in the Lehigh Valley region of eastern Pennsylvania.

The buyer was a regionally focused owner-operator with experience doing business in the state; Blueprint worked with the buyer to work with the Department of Housing and Urban Development (HUD) and gain approval in 45 days.

Senior Living Investment Brokerage Sells Texas SNF for $3.5M

The Glen Ellyn, Il.-based Senior Living Investment Brokerage arranged the sale of a SNF with 120 licensed beds in Bastrop, Texas for $3.5 million.

The facility includes 86 operating beds. The seller is a publicly traded real estate investment trust (REIT) specializing in health care investments; the outgoing operator is a Texas-based group focused on Texas SNFs. The buyer was a self-advised real estate company focused on senior housing.

SLIB managing director Matthew Alley led the deal for the brokerage.
